What are the Step by Step Procedures in buying an Affordable House and Lot in Las Palmas Bulacan?


Procedures in getting an Affordable House and lot are almost the same with Developers.

For Las Palmas, here's the detailed procedures:




BUYER'S TRIPPING

In order for the buyer to really appreciate the property he is buying, he must need to check the property first and foremost. This would help him decide whether to buy the property or not. For the Project Las Palmas Subdivision, affordable house and lot in bulacan, tripping schedule is usually sunday.

CHOICE OF BLOCK & LOT

Once the Buyer has decided to get a unit for the affordable house and lot, it is now time to choose a block and lot of the house, whether you will get a corner unit or an inner unit.

RESERVATION

After you choose a unit, you are now ready to reserve it.  Show your Valid IDs, proof of income such as payslip and other basic requirements to reserve to the Site Officer.  You will also need to fill up the Buyer's Information Sheet and sign the Reservation Agreement. You also need to choose the Financing scheme you will take, whether Pagibig, In house or Bank Financing.  

INTERVIEW

After the reservation, you now need to undergo an interview regarding the additional requirements you need to comply within a certain period of time. They will also assess your capacity to pay and the estimated monthly amortization you will pay for the loan terms.

COMPILATION OF REQUIREMENTS

You are required to prepare Postdated Checks on your Equity payments especially if you're locally employed. Within 30 days, you are to complete other requirements such as Proof of Billing, Certificate of Employment, Birth and Marriage Certificates etc...These documents will be submitted to the Financing Institution that you gonna take whether Pagibig, Bank or In-House.


TAKE OUT AND TURNOVER


Once your account is ready for Take Out, your unit is now scheduled for turnover. You will be scheduled for a Punchlisting to ensure that your unit is fully conditioned.  In this stage, guidelines on move-in will be discussed such as water, electricity, association dues etc...

LOAN PROPER


This is a stage where you are obligated to pay your monthly amortization of Housing Loan.  Be updated in paying your loan because if you fail to pay on time and intentionally, your account might be cancelled or forfeited.


TITLE TRANSFER

This is the stage where Title of the house and lot will be transferred to you.  Please note that since your house and lot is a Housing Loan, it is stated in the title that this subject of a mortgage.
